Insurance Requirements for Tenant Vendors/Contractors

All vendors and contractors performing work in a tenant's space must have a valid COI on file prior to commencement of work. COIs should be submitted via email. Requirements are as follows:

Workers’ Compensation:
Including Waiver of Subrogation against Owner
Statutory Limits - box must be checked to show coverage is in place. If monopolistic state (i.e. Ohio), submit copy of state issued certificate
Employers’ Liability:
Including Waiver of Subrogation against Owner
$1,000,000 each accident
$1,000,000 disease - policy limit
$1,000,000 disease - each employee
Commercial General Liability $1,000,000 each occurrence
$2,000,000 general aggregate
$2,000,000 products/completed operations

Coverage shall include contractual liability, broad form property damage liability, coverage for Explosion, Collapse, and Underground (XCU) hazards, independent contractors, products and completed operations, and medical payments, insuring against claims for bodily injury, personal injury, advertising injury and property damage arising from work conducted or services provided on behalf of the Owner. Contractors completed operations shall remain in effect for two years after completion of work on behalf of Owner, and coverage shall include owner and Owner’s Managing Agents as additional insured’s. See Item 9 below for additional insured requirements. Any general aggregate shall apply on a “per project” basis and certificate must be state same. Coverage is to be provided on an “occurrence” basis rather than a “claims made” basis.

Business Auto Liability: - “Any auto” is required $1,000,000 each accident
Umbrella Excess Liability: $5,000,000 each occurrence
$5,000,000 each aggregate

Coverage is to be excess of required commercial general liability, business auto liability and employer's liability. Umbrella Form or other than umbrella form block must be checked on certificate. If “other than umbrella” form, certificate must include specific reference to the underlying coverages applicable i.e., excess of commercial general liability, business auto and employer's liability. Additional insured status to all entities in Item 9 below is required to be afforded on the Certificate and by endorsements to the policy or policies. All Liability policies (except employer’s liability) must include Owner and Owner’s Managing Agents below as additional insureds.

Additional Insured Endorsement: Endorsement CG2010 11 85 required. If CG2010 11 85 is not available, CG 2010 1001 and CG2037 10 01 (both are required to be equivalent) may be accepted if approved by Owner.

All Risk Property Insurance: Coverage required is for replacement cost of tools/equipment and supplies, whether owned or rented, brought onto and/or used at or for project. Hand tools (other than specialized equipment) may be self-insured.

Professional Liability/Errors and Omissions: Minimum requirement $1,000,000 each claim and aggregate. Actual limited to be determined on case by case basis. Consult Risk Management. This coverage is required of all architects, engineers, consultants, construction managers or other professional disciplines. Coverage is to be provided for two years after work has been completed or a two-year extended reporting period endorsement/tail coverage may be provided to satisfy this requirement. Any retroactive date of coverage is to be no later than the commencement date of the first contract. Limit required this contract INFORMATION PENDING.

Environmental Liability Insurance: Such insurance shall be required for any remediation project and shall include coverage for the environmental condition being remediated. Minimum requirements $5,000,000 per occurrence $8,000,000 annual aggregate. Such insurance shall include coverage for the environmental condition being remediated.

Commercial Crime/Employee Dishonesty: Required for Janitorial and Security Vendors - minimum limit of $1,000,000.

Cancellation period must state “30 days prior written notice will be given to Owner prior to cancellation, non-renewal or material reduction below the limits required” Insurers to be licensed in the state in which the property is located and have AM Best’s Rating of “A-“ “VIII” or better unless otherwise approved by Landlord. Insurer Best’s Rating should be noted on Certificate of Insurance next to the company affording coverage. All liability insurance required is primary and non-contributory to any insurance maintained by the additional insured’s.

The following entities are to be named as additional insureds. It must specifically state on the certificate that additional insured status is afforded to these entities “with respect to General Liability, Business Auto and Umbrella Excess Liability”:

The location where the service or work is being performed must be indicated on the certificate of insurance.

The agent must sign the certificate of insurance.

Tenant Insurance Requirements:

Per tenant's lease, a certificate of insurance is required. Please reference your lease for coverage minimums. The below listed items must be included on the certificate of insurance.
